In this news:

Key takeaways

  • Moroccan nationals bought 4,960 homes in Spain in early 2026.
  • British buyers dropped to second place after a 21% fall in purchases.
  • Overall foreign property purchases in Spain fell by 13%.

MOROCCAN citizens have overtaken British nationals as the biggest foreign buyers of property in Spain.

Moroccan buyers purchased 4,960 homes during the first half of 2026, compared to 4,541 by British buyers, according to figures from Spain’s General Council of Notaries.

Moroccans accounted for 8% of all property purchases by foreign nationals, while British buyers made up 7.3%.

British buyers have traditionally been one of the biggest groups of foreign property buyers in Spain, particularly in coastal areas such as the Costa del Sol.

Spending differences between foreign buyers

But the figures show a difference between the two groups. Almost all Moroccan buyers, around 98.7%, already live in Spain, while more than half of British buyers were living abroad when they purchased their property.

There is also a big difference in how much they spend.

Moroccan buyers paid an average of €801 per square metre, compared to €2,730 for British buyers. US citizens paid even more, with an average of €3,948 per square metre.

Moroccan buyers were particularly active in Murcia, where they accounted for 36.1% of purchases made by foreign residents. They were also prominent in Navarra, La Rioja and Aragon.

In Andalusia, Moroccan buyers accounted for 19.4% of property purchases by foreign residents.

Decline in overall foreign property purchases

Despite the rise in Moroccan buyers, the overall number of homes bought by foreigners in Spain has fallen.

Foreign nationals purchased 62,327 homes during the first half of 2026, a 13% drop compared to the same period last year.

The biggest fall was among buyers living outside Spain, with purchases down 18%. Purchases by foreign residents fell by 9.7%.

British buyers also bought fewer properties, with purchases falling by 21% compared to the first half of 2025.

Foreign buyers still play an important role in Spain’s property market, especially in coastal areas where British buyers have long been a major presence.

The latest figures suggest that the make-up of foreign buyers is changing, even as the overall number of purchases falls.
